Houseplay Renovations

We are a design build firm specializing in historic brownstone renovations, as well as apartment, kitchen and bathroom renovations, in Jersey City, NJ. We love working with homeowners on your own space and also work with investors on rental properties.

Your Project is In Good Hands
Renovation projects can be daunting, but they’re also an opportunity for you to add value to your space and have some fun in the process. To that end, we are here to support you every step of the way.

Houseplay Renovations, LLC is a registered and fully insured general contracting company, serving Bergen County NJ, Hudson County NJ, Essex County NJ, and Rockland County NY, we offer complete project management services to homeowners and business owners who are looking to build, renovate or otherwise alter their space.

Less than half of all construction companies in the United States are still in business after four years, so we’re thankful to have spent the last decade helping our clients create homes they love living in!

From Concept to Completion
One reason for our staying power is our strategy of working with clients all the way from concept to completion. We offer a comprehensive suite of expert home renovation services, including Full Home Remodeling, Apartment Remodeling, Historic District Brownstone Remodeling, and Home Additions.

To clarify, that means that we don’t take on small, single-space renovations, just a bathroom here and there. Instead, we partner with our clients to transform their homes on a larger scale, creating detailed, individualized design plans that facilitate functional, efficient builds.

Our clients know that quality renovations aren’t a luxury item, but rather an essential part of maintaining the value of a home over time. They see remodels as part of the responsibility that comes with home ownership.

The Client-Centered Approach
Our client-centered approach ensures that your voice is always heard. We function as your representative throughout the process as we manage all the steps necessary to bring your vision for your space through to fruition.

Over the years, we have built relationships with high-quality vendors, craftsmen, plumbers, electricians, and other specialists whom we work with on a regular basis to consistently complete projects to the highest standards of quality and workmanship.

Projects

To our clients for this Jersey City apartment renovation, beauty means a minimalist aesthetic and a visually quiet space.Plus, they value sustainability. It’s important to them to occupy a smaller footprint. So when they learned they had a baby on the way, they set about making their one-bedroom apartment in Jersey City Heights work for a family of three.

The apartment had a fairly large storage room that had been used to house the husband’s music equipment. Our team reconfigured the room, borrowing closet space from the master bedroom, to create a functional, beautiful nursery.

For this basement remodel in Ridgefield, NJ, we started with a semi-finished basement – a cluttered office, an under-utilized back room, and a storage area. We transformed the basement into a beautiful office and lounge area, and created a brand-new full bathroom.

We also added closet space for hidden storage, replaced doors and windows, rebuilt the staircase, laid a new floor, tucked the washer/dryer behind doors, and painted everything for a fresh start.

We renovated the kitchen and the bathroom. Because they had chosen a home with layouts that already worked for their family, these changes were cosmetic updates to put their own personal stamp on the space. That’s definitely how you get the most bang for your buck.

For this project, we transformed the kitchen and living area. The family had redone their kitchen when they first moved in, more than 15 years ago. Similarly, their adjoining dining room table and chairs moved in with them, and the furniture was a bit worse for wear.

Initially, they had planned to simply update the kitchen cabinets, countertops and fixtures. But when we gathered for our first design meeting, the wife shared that she had noticed that morning how much time she spent walking around the giant kitchen island.

At first, our clients for this project planned to stick to the existing layout everywhere. But we encouraged them to use the design process to consider some functional changes to the layout, specifically in the kitchen and the upstairs main bathroom.

When they saw what was possible, they realized: we’re investing all this money anyway; we may as well spend a little bit more to gain a LOT more value in terms of how well the space functions.

For this Jersey City home renovation, our clients’ goal was to create a more functional kitchen layout and to transform a half-bath into a full guest bathroom. We were able to accomplish these layout goals with flying colors!

By reframing a window into the sunroom, we were able to create a very functional U-shaped layout with plenty of counter space. We moved the fridge, which had been isolated in an awkward pantry area, back into the kitchen proper. We then repurposed the pantry as a mudroom with a coat rack and copious storage for backpacks and shoes.

The goal of this Ridgefield Park bathroom renovation and bedroom addition was to make the home livable for a modern family while preserving the historical charm of the 1930s. This project is a great example of how we work with clients to prioritize design choices according to budget. While we discussed adding a second bathroom, that would have outstripped the budget.

It’s inspiring to work with a client who has such a clear vision of what they want. Our client had a specific vision to better connect her beloved garden with the interior ever since purchasing the home, but wasn’t sure how to make it work. Through the design process, we transferred her vision onto paper and started planning each step of the renovation.

Creating a home you love living in requires the willingness to adjust and update your space as your family’s needs change. That’s exactly what we did in this project, where we added a master bath and renovated the existing bathroom in a Jersey City historic brownstone.

Our clients wanted to make sure that their kids could have free rein throughout the house, so we made sure to design the new spaces accordingly. Chalkboard paint on the side panel of the kitchen peninsula lends a fun kid-friendly vibe; we chose to use a fabric shower curtain instead of glass in the bathroom. And we had lots of fun using the kids’ artwork to stage the dining area for our photo shoot!

Testimonials

"I worked with Tammy on a Virtual Houseplay project of redecorating/remodeling my kitchen and dining space.  I had sat on the project for a couple of years because I couldn't decide whether I wanted to remodel and stay in the home or sell it.  Tammy guided me through the process and gave me confidence to take the steps to make my space one that I enjoyed and felt at home in for the first time.  Ultimately I decided to sell and ended up with a contract 10k over asking price because of the changes I made that someone else also fell in love with.  It wouldn't have been possible without Tammy's guidance, support, and truly her love and care for my project." - Josh L.

"Houseplay Renovations was super helpful reimagining a problem area that we’ve had in our house for a long time. We have a very small mudroom, about 3 1/2 x 5 1/2‘. It had become overrun with coats, backpacks, shoes and I did not see another way to rework the space. In a quick “Virtual Houseplay” call Tammy provided some great insights, including the fact that our Kids coat hooks could be placed higher now that they are older, allowing for more space to hang things. We did not realize the bench we had was just taking up space since things were hanging immediately above, not allowing room for anyone to sit down. With a few hours of work (including time to hand paint wallpaper!) and a small budget we are loving our new space! It feels fresh and bigger, though the footprint is still the same. Thanks for the support Houseplay!" - Sarah R.

"We were away during the renovations in our apartment, and it was impressive how they found ways to make all of the little problems created when you knock out walls and move closets go away. We don't know what they did exactly, but they matched flooring, repurposed molding, matched our existing paint, and incorporated pillars and beams in our old building. Everything looked well thought out and seemless when we returned. It was on time and on budget also. The design team were creative and good listeners. The team that finished the punch list after the work came back many times to set us up. We had a overall good experience." - Rob C.

"Houseplay Renovations Homebuyer Support Session saved us from taking on much more than we could handle! We recommend this service to anyone thinking about buying a house in need of a big renovation project. If you have that little voice inside saying "Is this a good idea?" then this service is well worth the investment!" - Chris E.

"We worked with Tammy on a virtual Home Refresh Session to help us re-organize our son's playroom and new bedroom while we prepared for a new baby. Her suggestions to optimize the spaces were super helpful. She also recommended toy storage solutions that have made it much easier for our 3-year-old to put away his own toys (every parent's dream!). Tammy's ability to leverage her significant knowledge base to support our goals virtually is a testament to the depth of her experience. Her magnetic personality put both me and my husband at ease right away! She is a joy to work with." - Brooke L.

"The Houseplay team really knew how to translate all of our thoughts into the bathroom we always wanted.  It was like Veronika was in our heads, picking the exact tiles and finishes we would have picked." - Peter C.

"Tammy has a gift. She is a Wonderful guide too hold space and possibility simultaneously. We were able to see our shared space through another person's eyes. I appreciated Tammy's willingness to hold space for both my husband and I to talk about our concerns with the current furniture and placement of our home office. She inspired is to take immediate action!" - Amy E.
